Project Overview
Location: Richmond, TW9
Property Type: Victorian mid-terrace, 3-bed
Conversion Type: Hip-to-gable with rear dormer
Project Duration: 8 weeks
Added Space: 35m² (two bedrooms + ensuite)
The Challenge
Our clients, a young family in Richmond, were facing a common dilemma. Their Victorian terrace near Richmond Green was perfect in every way—great schools, beautiful neighbourhood, close to the park—except they’d outgrown it. With two kids sharing a box room and no dedicated home office, moving seemed inevitable.
But Richmond property prices being what they are, upsizing would’ve meant either stretching the budget uncomfortably or leaving the area altogether. Neither option appealed.
Key Constraints
- Conservation Area considerations near Richmond Green
- Article 4 Direction limiting permitted development rights
- Hipped roof reducing usable loft space
- Party wall agreements needed with both neighbours
- Limited head height in existing loft (1.8m at ridge)
Our Solution
After the initial site survey, we recommended a hip-to-gable conversion with rear dormer—the most practical approach for maximising space in a hipped Victorian terrace while respecting Richmond’s strict planning requirements.
Design Approach
The design created two proper bedrooms and an ensuite bathroom:
- Master bedroom (18m²) with vaulted ceiling and Juliet balcony overlooking the garden
- Third bedroom (12m²) perfect for a home office or guest room
- Ensuite bathroom (5m²) with shower, WC, and basin
We kept the front roofline sympathetic to the streetscape—crucial for planning approval in Richmond—while the rear dormer provided the additional headroom and floor space the family needed.
Planning & Regulations
Richmond’s planning department is thorough, especially near conservation areas. We handled:
- Full planning application (Article 4 meant no permitted development)
- Heritage statement addressing impact on the Victorian terrace character
- Neighbour consultation before formal submission
- Party wall agreements with both adjoining properties
- Building regulations approval covering structure, fire safety, insulation, and stairs
The application took 10 weeks to approve—typical for Richmond—but our experience with the borough meant we got it right first time.
The Process
Week 1-2: Preparation & Setup
- Scaffolding erected
- Roof stripped and structural steels delivered
- Party wall notices served and agreed
- Site welfare and waste management established
Week 3-4: Structural Work

- Rear dormer frame constructed
- New ridge beam and steel supports installed
- Roof weathertight with breathable membrane

Week 7-8: Second Fix & Finishing

The Results
The conversion transformed how the family uses their home:
- Two proper bedrooms instead of cramped box rooms
- Ensuite bathroom reducing morning bottlenecks
- Home office space eliminating kitchen table working
- Property value increase of approximately £120,000-£150,000
- No need to move and leave their ideal Richmond location
Client Feedback
“We genuinely thought we’d have to leave Richmond to get the space we needed. The loft conversion gave us two extra bedrooms and meant we could stay in the neighbourhood we love. The team knew exactly what Richmond planning would accept, and the whole process was far less disruptive than we’d feared. Eight weeks from start to finish, and we’ve got the house we needed without the stress and cost of moving.”
